How we check the projects we list
Every project page lists where its prices, sizes and dates came from and when we checked them. Here is how that works, and where its limits are.
- No paid listingsBuilders cannot pay to be listed, ranked or featured.
- No lead sellingNo sign-up, no phone number, no call-backs. We never sell or share your contact details. Google, which serves our ads, uses cookies as our privacy policy explains.
- Dated sourcesEach project page lists its sources and the date each one was checked.
- Open to correctionEvery project page has a "Report a correction" link.
What we list
Apartment projects with 2, 2.5 or 3 BHK homes that are newly launched, under construction or recently completed and still selling, and that carry a registration with the state's real estate regulator (RERA). Projects that are only plots, villas, 1 BHK or 4 BHK and above are left out.
Where the details come from
- The builder's own project page. Builders must show the RERA registration number when they advertise a registered project, so this is our first source for configurations, sizes, published prices and the registration number.
- The state RERA register. We use it for registration numbers, completion dates, unit counts and land area wherever the register can be searched without a login or a CAPTCHA. Where it can't, we use sites that republish register filings, and say so in the project's sources.
- Listing portals, when nothing better is public. When a price, date or RERA number comes only from a listing portal, the project page says so next to it.
Each project page ends with a list of its sources, what each one covers and the date we checked it.
"How sure we are"
| Label | What it means |
|---|---|
| High | The sources include both the builder's own page and RERA filing data, from the register or a site that republishes register filings. |
| Medium | The sources include one of those two, and the page says which. |
| Low | Neither: the details come from listing portals and other third-party sites. |
The label describes where a project's details come from. It is not a rating of the project or the builder.
Prices
- We show the lowest price listed for each size, rounded to ₹0.1 lakh or ₹0.01 crore. Where the builder publishes no price, we use a listing portal's price and say so, or show "price on request"; we never estimate one. Where a builder quotes one starting price for the whole project, we show it as a project price, not as the price of one size.
- Some sources quote all-inclusive prices, with GST and charges, and others quote base prices. The project page marks all-inclusive prices, so compare like with like.
- Listed prices often leave out GST, stamp duty, registration, parking and other charges. Our city stamp duty guides work through the full cost.
- Price per sq ft is worked out from the lowest listed price and the matching size, always on the same area basis (carpet or super built-up), and the page says which.
- The EMI shown on project pages is an illustration with its assumptions stated next to it, not a loan offer.
Possession dates
We use the completion date filed with RERA where we can find it, and the builder's stated date otherwise. The page says which, and says so when a listing portal is the only source for the date. In projects built in phases, the date can differ from tower to tower, so ask about yours. Projects whose date has passed without the builder confirming they are ready, and projects the builder lists as sold out, stay online for reference but are left off the map and out of search results.
Photos and videos
Builders' photos belong to them, so we don't copy them. Project pages show official videos instead: each one is on the builder's own YouTube channel or embedded on the builder's own project page, and names the project. Where the builder has a photo gallery, we link to it.
Locations and drive times
Map pins come from the builder's map, the RERA record, an exact address or an OpenStreetMap search for the project. Where we only know the neighbourhood, the pin sits at its centre and the page says so. Drive times start from OpenStreetMap road routes. Routing assumes empty roads, so we slow each city's times down until the middle trip runs at the average speed, and the rush-hour speed, that the TomTom Traffic Index 2025 measured in that city. Treat them as a guide and try the drive at the hour you would commute.
How we make money
MyNextBHK is free and is paid for by ads served by Google; some of those ads may be from builders, and Google labels them as ads. Builders can't pay to be listed or ranked. We don't negotiate, act for anyone or take commission or fees on any sale.
When something is wrong
Details change, and we will sometimes be behind. Use "Report a correction" on the project page, or email [email protected] with what looks wrong and where you saw the right detail. We check it against the builder's page and the RERA record before changing anything.
Before you pay anything
Confirm the price, the full cost and the possession date with the builder in writing, check the project yourself on the state RERA website (Karnataka RERA for Bengaluru, Telangana RERA for Hyderabad, MahaRERA for Mumbai, MahaRERA for Pune, Haryana RERA (Gurugram) for Gurgaon, UP RERA for Noida, Delhi RERA for Delhi) and have a lawyer check the title. Our buyer guides walk through each step. Nothing on this site is legal, tax or financial advice.
