Why we built it
Searching for a new flat usually means opening builder sites one at a time, each showing only its own projects, or filling in a form and waiting for a call. We wanted the opposite: one map of everything new near the place you care about, readable in a few minutes, with nobody chasing you afterwards.
MyNextBHK covers 98 projects in Bengaluru today. We plan to add more cities once the Bengaluru listings are complete.
What we list
- Apartment projects with 2 or 3 BHK homes that are under construction, newly launched or recently completed.
- Each project page shows the builder, the configurations and carpet or super built-up sizes, the starting price where the builder publishes one, the handover date and the RERA registration number where we found one.
- Projects that are sold out, or whose handover date has passed without the builder saying they are ready to move in, stay online for reference but are left out of search results.
Where the details come from
We read each builder's own project page, the Karnataka RERA register and the other sources linked at the bottom of every project page. Prices change often and builders do not always publish them, so we show "price on request" rather than guess. If something is out of date, tell us and we will check and correct it.
The neighbourhood and place names you can search come from OpenStreetMap (© OpenStreetMap contributors, Open Database License), as does the map itself.
How drive times are worked out
Drive times to offices and business parks start from a road route between the project and the office with no traffic. We multiply that by 1.74 for a typical trip and 2.08 for rush hour, based on the TomTom Traffic Index for Bengaluru. Where we have no route yet we estimate from the straight-line distance and say so. Treat every figure as a guide and try the drive yourself at the hour you would commute.
How we make money
MyNextBHK is free to use and is paid for by ads from Google. Builders cannot pay to be listed, to rank higher or to appear on the map, and we do not sell your details to anyone. There are no accounts and no lead forms. We are not a broker or agent and we take no commission on sales.
Before you pay anything
Visit the site, read the sale agreement, check the RERA registration on the Karnataka RERA website and have a lawyer check the title. Our buyer guides walk through each step.
