Maharashtra rates for a man buying inside the Pune or Pimpri-Chinchwad Municipal Corporation: 7% stamp duty (5%, plus 1% local body tax and 1% metro cess) and a 1% registration fee capped at โน30,000. Some areas, such as parts of Hinjewadi, are outside both corporations, so ask the sub-registrar which rate applies. Duty is charged on the higher of the price and the government's minimum value for the property, so it can come out higher. GST is 5% on a flat bought before its completion certificate, or 1% on an affordable one (up to โน45 lakh, with carpet area within 90 sq m), and none once the certificate is issued.
