Karnataka rates on a first sale: stamp duty of 5% (2% up to ₹20 lakh, 3% up to ₹45 lakh), plus 10% additional duty and a 2% or 3% surcharge on the duty, and a 2% registration fee. Duty is charged on the higher of the price and the government's minimum value for the property, so it can come out higher. GST is 5% on a flat bought before its completion certificate, or 1% on an affordable one (up to ₹45 lakh, with carpet area within 60 sq m), and none once the certificate is issued.
